Stephen attended Wayne State University where he received his undergraduate degree and then attended and received his Juris Doctor Cum Laude from the Detroit College of Law (now Michigan State) in 1978. Stephen has since 1978 been a licensed practicing attorney in the State of Michigan. He is a member of the State Bar of Michigan and also licensed in the Federal district Court (Eastern Division – Michigan), the U.S. court of Appeals Sixth Circuit and the U.S. Supreme Court. Stephen has mainly practiced law in the areas of business and real estate and for many years as a litigator in those areas as well. Stephen has represented several lending institutions in their commercial loan departments mainly in the handling mortgage construction financing and preparation of transactional documents for various real estate transactions. Since 2004 Stephen has been an officer and in house counsel for The Velmeir Companies involved in all aspects of development of the Company’s projects and currently holds the position of Executive Vice President of Real Estate and General Counsel.
Benard Dorer joined the Velmeir Team in 2010 as Controller and has taken a leadership role in the Finance, Operations and Compliance activities of the Companies.
Prior to joining TVC, Ben worked 8 years in public accounting with a focus in Tax Incentive Financing of Real Estate Developments and Partnership/LLC Tax Planning. During his career he has actively participated in purchase, sale and refinancing transactions for dozens of residential, commercial and mixed use projects; many of which incorporated tax incentives as a solution to close funding gaps and forward the economic, historic preservation and/or environmental remediation missions of the partnering granting agencies, as well as, creating value for owners, residents and retailers.
He earned a BS in Accounting from Michigan State University in 2001 and a MS in Accountancy from the University of Michigan, Dearborn in 2004. He is a Certified Public Accountant licensed by the State of Michigan and a member of the ICSC.
Geza de Gall has been engaged in the Commercial Real Estate industry for over 25 years, both as a retail operator in the natural grocery industry and as an owner’s representative for various Fortune 500 retailers. He has extensive experience in managing national retail roll out programs including the development and implementation of market and national level strategic plans for retail distribution, site acquisition as well as store design and construction. He has managed teams that have rolled out over 400 retail bank branches, 200 plus wireless telecommunications retail locations. Additionally, he has extensive experience in lease administration, portfolio management and facilities management, having had responsibility for an existing store portfolio of over 2,000 stores. Currently, in addition to pursuing various retail and mixed use development opportunities in the Pacific Northwest, Geza is managing a new market roll out for a Fortune 100 retailer in the Pacific Northwest.
William has over 35 years of experience in all facets of commercial real estate development and investments. He earned a BSBA in finance and real estate from the University of Missouri at Columbia, where he was a founding Father of Rho Epsilon. He has held real estate positions with The Kroger Co., Ahold USA and most recently was the Vice President - Director of Real Estate for Fifth Third Bank over Tennessee, Georgia and Florida. William has served on the Board of Directors for various charitable and not for profit organizations across four different states and is active in the ICSC, where he has served on the Orlando Programs Committee and other ICSC committees across three different states.
Gary has almost 30 years of experience in all facets of commercial real estate development where he has been responsible for acquisition, budgeting and entitlement of over 1.2 million square feet of single tenant net leased projects across the country. He has a BA from Michigan State University, where he was also the owner and trainer of the original Zeke the Wonder Dog, a national canine Frisbee champion, who became the halftime mascot at MSU football games, and with Zeke participated in charitable fundraising events throughout the Midwest.
He has held positions within the non-profit sector, university administration, city government, private real estate companies and public REIT’s. Trained as mediator by the Federal Mediation & Conciliation Service, Gary brings a “win-win” mindset to all the real estate projects he works on.
Tom has over 12 years of experience in and around commercial real estate, the bulk of which was spent at General Growth Properties. Throughout his tenure at GGP, he worked in various capacities including Finance/Asset Management, Leasing and Development. During his time in Leasing and Development, Tom worked on deals that encompassed over half-a-million square feet of new or repurposed GLA which generated over ten million dollars in incremental revenue. As the Director of Real Estate for Illinois and Wisconsin, Tom will be pursuing various retail and mixed use development opportunities along with developing new relationships both regionally and nationally. Tom has a BBA-Finance degree from The University of Iowa in Iowa City, IA.
Cheri joined our firm as Director of Real Estate with over 35 years of real estate experience, specializing in retail. She has worked for both private equity, public and privately held organizations (Brixmor, Tabani, Klaff, Office Depot, Safeway & Meijer ). She held varying roles of responsibility from Manager to Senior Vice President and was responsible for the Chicago market rollouts of Meijer & Office Depot. She has mentored and guided teams and continues to have a “get-it-done” mentality for retail. Prior to Velmeir, she owned a real estate firm specializing in retail site strategy, selection & development. Cheri has selected or developed over 85 properties for her employers. She did her undergraduate work at Ferris State University in Michigan. She is a licensed broker in the State of Michigan & Illinois.
Tania has over 8 years of experience on commercial real estate; she joined the Velmeir Team on 2013 managing and tracking real estate development processes for over 100 projects per year. She is a key problem solver on the team, identifies problems, evaluates alternatives and chooses or recommends cost effective solutions to the entire team. Advises and reports to Executive Committee on process improvement campaigns, staffing level efficiency and team performance metrics. Tania has held positions with Wal-Mart of Mexico, Greenberg Farrow and CH2MHill Mexico, she earned a bachelor’s degree in Architecture from ITESM in Mexico City and her MBA from Michigan State University.
Wayne is a 20 year plus design and construction professional that comes from an extensive background of design, construction and construction management. Studied and trained architect with a Masters Degree in Architecture from Lawrence Technological University with a focus on construction and management. Experienced in construction of the retail, commercial and industrial sectors and has a keen understanding of many types of building systems. Since joining the Velmeir team, Wayne has been a key member of the construction team and has worked along-side Velmeir real estate on site acquisition, estimating & budgeting, entitlements and construction in multiple states including the State of Washington where Velmeir recently completed the first CVS Pharmacy in the State. Responsible for the direction of project managers and oversight of construction projects in Washington, Montana, Kansas, Minnesota, Michigan, Florida and DC East Coast market.
Susan holds an undergraduate degree from George Washington University and a Juris Doctorate from New York Law School. Before relocating from New York to Michigan in 2001, Susan spent many years working as in house counsel at major record labels. After moving to Michigan she worked in private practice in addition to working in residential home sales and the real estate title business. Susan is a member of the New York Bar and the Michigan Bar and is licensed as an Associate Real Estate Broker in Michigan.
Melissa is the newest addition to the Velmeir team, joining the company in 2015. Melissa has 10 years of commercial real estate experience working with restaurant and retail properties. Melissa served as an Area Real Estate Manager for McDonald’s Corporation specializing in market analysis and site selection throughout the state of New Mexico and portions of Texas. She received awards for outstanding development from McDonald’s for introducing their first small town oil restaurant in the Dallas region in 2002 and New Mexico in 2004. Prior to her role with McDonald’s, Melissa worked as a retail leasing agent for Miranda Realty Company in Dallas, Texas where she achieved 100% occupancy rates at shopping centers in her territory. Melissa graduated from the University of Texas in Austin earning a B.S. degree from the school of Communications in Radio/Television/Film.
As a dedicated Commercial Real Estate professional, Heather is committed to the success of not only her clients and The Velmeir Companies, but the community as well. After studying business at Central Michigan University, she started her career in Residential Real Estate with the goal of assisting families in making the best financial decisions possible. With the exposure she gained working with the Top Producing Real Estate team in Michigan, she doubled her expectations for her real estate career. It wasn’t long after that she was recruited to commercial real estate with The Velmeir Companies in 2014. With her professional background in sales, customer service and marketing, she is thriving as a Real Estate Representative, providing the greatest value to her clients. Heather is an up and coming talent to watch for.
